Site Prep and Rough Grading Built to Your Plans

Rough grading is the part of the dirt package that takes a raw or cleared site and shapes it to the design surface on your plans. That means moving earth to the right elevations, balancing cut and fill so you are not trucking material on and off the job all week, and bringing the ground up to a build-ready subgrade. It is the foundation under your foundation, and if it is done wrong, every trade behind us pays for it.

Southern Outdoor Land Management works this stage for builders, general contractors, and developers across Valdosta, South Georgia, and North Florida. We grade to your civil C-series plans, grade-check as we go to hold line and grade, and coordinate with your surveyor for stakeout and your geotech for pad and compaction requirements. When we hand the site off, it is rough graded to plan, draining the way it should, and ready for the next trade. The Site Prep Sequence

Good site work runs in order, and skipping a step shows up later. We start with erosion control, getting the perimeter protections in before we disturb the ground. Next comes clearing and grubbing to pull the vegetation and root mat, then a topsoil strip where we scrape and stockpile the organic layer so it is out of the structural section and saved for final landscaping.

From there we get into the earthwork itself: cut and fill, balancing the site so material moves from the high spots to the low spots and import and export stay down. Once we are near grade we prep the subgrade and proof roll it, watching for soft or unsuitable soil so it gets caught and fixed before anything is built on top of it. The last step is rough grade to plan, shaping the surface to the design line and grade and setting up positive drainage for the trades behind us.

Building Pads, Testing, and an Honest Handoff

Here is the honest version of how a building pad gets built. We place and compact structural fill in lifts to the density the geotech specifies, we proof roll the subgrade under the inspector, and we coordinate the third-party density testing that the spec calls for. The licensed geotech is the one who issues the pad certification. Our job is to build it right to that spec so it passes the first time. We do not claim in-house engineering, surveying, or certification, because a general contractor is going to verify all of it, and we would rather under-claim and deliver than over-promise.

If we hit soft or unsuitable soil during proof rolling, we undercut and replace it with compacted select fill or stabilize with stone or geotextile, and we handle it as documented unit-price work so there are no surprises on the invoice. That is the whole point of hiring an accountable sub for the dirt: fewer callbacks, a subgrade the next trade can trust, and a paper trail when the inspector asks.
